What sealcoating does for your asphalt

Sealcoating is a thin protective coat spread over asphalt. Over time, sun dries out the top of your pavement, and water and salt start to work their way in. Sealer puts a protective layer back on top.

It is for driveways and lots that are still in fair shape. It will not fix a sinking base or deep breaks, but it slows the wear that leads to them. We clean the surface, fill cracks first when needed, and then apply the coat.

Faded, gray pavement

Sun bakes the black out of asphalt. Gray and dry means the top layer is wearing down.

Loose stones on top

When the surface starts to shed small stones, called raveling, water gets in faster.

Salt wear

How often should I sealcoat my driveway?+

Many driveways do well with a fresh coat every few years. It depends on sun, traffic and how the surface looks. We will tell you honestly if yours does not need it yet.

How long do I need to stay off it?+

Plan on at least a day, and sometimes longer in cool or humid weather. We will tell you when it is ready to use.

Can you seal brand new asphalt?+

New asphalt needs time to cure before it is sealed, often several months. We will let you know when your surface is ready.

How much does sealcoating cost?+

It depends on the size of the area, how many cracks need filling and how easy it is to reach. Your quote is free and written, so there are no surprises.
